築10年の神奈川県厚木市での外壁屋根塗装。築年数は浅いが、外壁全体に汚れが目立ち、ひび割れも複数箇所確認。

外壁の基礎部分に複数箇所ひび割れを崩れを確認しました。

コンクリートの破片を除去し、接着剤を塗り込み、モルタルを打設。最後に同色で塗装を行いました。

1階と2階の境目部分にひび割れを確認。

同様に外壁のひび割れ確認。

ひび割れ周辺をカットし、防水のためにシーラーを塗り込みモルタルで補修しました。

ダクトと外壁の接続部のコンクリートが崩れている。

屋根塗装の完了です。今回は屋根塗料にヤネフレッシュFという非常に耐候性が高い塗料を使用しているので耐用年数が長いです。

今回は下地が塗料を良く吸い込むので、下塗りを2回行いました。

今回は白と黒のツートンカラーにいたしましたので、養生の張替えなど手間をかけて塗装しました。

外壁は漆喰調の模様が施されており、黒が非常に良くマッチします。

STEP 1
東京都練馬区の築15年のご自宅です。初の外壁塗装とのことで、全体的に塗膜剥離や黒ずみが多く発生。

STEP 2
まずは高圧洗浄で汚れ、古い塗膜、カビ、油分などを徹底的に除去します。高圧洗浄後はしっかり乾燥させることが重要で、怠ると塗膜剥離の要因になります。

STEP 3
塗膜剥離が激しい箇所は、まずはサンダーケレンで剥がれかけている塗膜を出来る限り剥がします。

STEP 4
細かい塗膜剥離の箇所はナイロンスポンジでケレン清掃します。当社は下地補修を非常に重要視し、出来る限り長持ちする塗装にこだわります。

STEP 5
全ての下地処理を仕上げたら、シーラーを下塗りします。シーラーは上塗りの接着力を左右し、耐久年数に大きく影響しますので、丁寧に濃く塗ります。

STEP 6
下塗りの次はいよいよ一回目の上塗り（中塗り）です。上塗材は水性セラタイトF（Fはフッ素の意味）という、超低汚染、超耐久性を有する高級塗料を使用しております。

仕上げの上塗り塗装です。中塗り塗装と色を変えることで、塗り忘れを防ぎます。中には3回塗りを2回塗りで済ます業者もいるので色を変えることは重要です。

中塗り、上塗りと重ね塗りすることで、塗膜を十分な厚さにします。塗膜の耐久性を高めるためには非常に重要な事です。

STEP 9
高圧洗浄、下地処理、下塗り、中塗り、上塗りが完了し、外壁が生まれ変わりました。最低でも15年間は美観を維持してくれるはずです。

破風板の塗膜剥離が酷い状態です。軒裏天井や破風板部分は、新築施工時に低質な塗料を使用していることが多く、短い年月で痛みやすい箇所となります。

塗膜剥離している箇所には、ナイロンスポンジを使用してケレン清掃を行います。（ケレン清掃とはサビ落としや剥離部分を除去する清掃のこと）

破風板も下塗り、中塗り、上塗りを行います。破風板だけ上塗りのみの業者も多いですが、破風板もご住居の一部なので、入念に塗装します。

STEP 13
軒裏天井も破風板などと同様に下地処理から上塗りまで入念に行います。

STEP 14
雨戸など取り外し可能な部位は取り外して、ケレン清掃作業から行います。

STEP 15
ケレン清掃が終わったら、細かい塗膜の破片をブロワーで飛ばし、きれいにした状態で塗装を行います。

STEP 16
外壁などと同様に下地処理が終了してから、下塗り、上塗りを行います。どの部位も徹底的に丁寧に作業を行います。

雨戸はローラーやハケではムラが出るので、チロンという吹付け器材を使用し丁寧に塗料を吹き付けます。

STEP 18
目地部分のコーキングが経年劣化でボロボロになっているので、剥がして新しくします。因みに目地の役割は地震や気温変化による外壁の微妙なズレを吸収します。

STEP 19
古いコーキングを剥がし、細かくこびりついた破片も完全に除去します。新しいコーキングの接着効果を高めるためにも入念に除去します。
